Boundary Surveys
Lot Splits
Only a BLM cadastral surveyor or Professional Land Surveyor who is certified by the Certified Federal Surveyor (CFedS) program should conduct boundary surveys of any Indian land. All Points Land Surveying staff surveyor Stephen Drake is a registered CFedS surveyor. Before selecting a surveyor you should determine if a federal authority survey is necessary. A CFedS survey is not automatically a federal authority survey. Consultation with the BLM (Bureau of Land Management) is required and certain requirements must be met. Generally a federal authority survey will be required.
A boundary survey is the retracement of an original or previous survey. A survey of this nature is often requested so that a property owner might know where the limits of their property lie. A boundary survey can help to identify any encroachments from one property onto another and can be very useful prior to any new construction or fencing to ensure no encroachments occur. The boundary information is recovered through extensive courthouse records research and diligent search for monumentation in the field.

A lot split survey is conducted when a land owner wants to divide a parcel of land into two or more parcels. The rules and ramifications for dividing lots can be vastly different depending on the governing jurisdiction or municipality, and it’s important that the surveyor know these rules so the resulting plans will be accepted. At All Points Land Surveying, we are well versed in the requirements of local zoning authorities, and we know how to draw your plans to their specifications.

Topographical Surveys
A "Residential Drainage Survey" is a topographical survey that provides a means to correct flooding and ponding issues around your home. Ideally surface runoff flows safely away from yours and your neighbors home along a designed flow line and eventually collects in retention basins. A survey can also confirm whether your existing grading complies with your home's designed grading and drainage plan. A plan which is a matter of public record and can be found at your municipalities engineering or building department.
An elevation certificate is an insurance rating tool that's used to determine compliance with the National Flood Insurance Program (NFIP). The certificate is used to verify and document critical finished elevations of a structure to determine that structures eligibility for flood insurance. At times, a property may appear to be in a flood zone per the graphical representation on a FEMA flood map which could warrant flood insurance. In actuality, the structure may be above the elevation used to make the flood zone determination and an elevation certificate is used to prove this therefore rendering the need for flood insurance null.

Topographic surveys involve the determination of the shape and location of both natural and artificial features upon the ground. These surveys are often prepared in the pre-development phase to aid in determination of surface drainage of water on the property and to aid in the design of improvements for the property.
